APPLICATION PROCESS: Fill out the application completely, then write two checks. One is for the application fee of $40, the other is earnest money in an amount equal to the first month’s rent. Make both payable to “Taffilot Enterprises, LLC” and include both checks with the application. We cannot accept applications without payment.
Applications must be submitted with the following: (forms available from the Rental Properties webpage)
BRING THESE WITH YOU. ALL MUST BE SUBMITTED WITH THE APPLICATION OR IT CANNOT BE ACCEPTED
- Application fee ($40.00).
- Earnest money in the amount of the first month’s rent (check the webpage for that property).
- Signed release form authorizing your background investigation.
- A copy of the last “end-of-year” pay stub from your employer.
- A copy of your most recent pay stub from your employer.
- A copy of a recent utility bill in your name (gas, water, or electric).
- A valid driver's license or photo ID (we will photocopy it for you).
If your application is accepted, both checks will be deposited and the earnest money will count as your first month’s rent. You will then be contacted to schedule the move-in inspection. During that time, we will go over the rental agreement together, you pay the security deposit, and you receive your keys. You have 48 hours from that time to contact the water, gas, and electric utilities to have those services put in your name (contact information will be provided to you).
If your application is NOT accepted, your uncashed earnest money check will be mailed back to you at the address you provided. Applications will not be accepted from anyone who has been evicted from a rental property, or left a rental property owing the landlord money.
NOTE: If your application is submitted in good faith with truthful information, but still declined for some reason, your earnest money check will be voided and returned to you. However, if your application is found to contain deceptive or false information, management reserves the right to decline the application and still retain all earnest money as compensation for damages.
EQUAL OPPORTUNITY HOUSING: Our policy is to accept the first “qualified” applicant regardless of race, color, national origin, religion, sex, familial status, or handicap.
QUALIFICATION CRITERIA: Applications are not necessarily accepted on a first-come, first-served basis. Stable employment, previous rental history, and your current ability to pay are all considered.
Previous credit problems or bankruptcy is not necessarily a problem as long as you can demonstrate that you have the ability to pay rent on time now. If you do not have a good credit score, ask the property manager about additional documentation that you can provide with your application.
SECTION 8 GOVERNMENT HOUSING: We do not participate in Section 8 programs.
PET POLICY: It is our policy that pets are not allowed inside the house. However, an exception can be made for a specific pet. If your pet is approved by the Property Manager, you will receive an exemption for that individual pet (a photo of the pet is required for our records). A pet exemption is not transferrable to any other pet. Large pets, or those that shed heavily, may require payment of a $250 non-refundable pet fee in order to be exempted.
Dog breeds (or any mixture thereof) absolutely not allowed are:
- Pit Bull
- Chow Chow
- Siberian Husky
The Property Manager reserves the right to revoke a pet exemption at any time if the animal displays aggressive behavior, or evidence indicates the animal is dangerous and/or presents a potential liability to the landlord, or if the owner fails to provide and maintain adequate care of the animal.
The temporary keeping of stray animals, or pets belonging to someone else, is a violation of the rental agreement and is not permitted without prior written authorization.
